How it works
Everyone's wished they could go back to when rates were lower. We couldn't turn back the clock, but we did something about it.
Empire pays for the buydown up front, so your lower rate and lower payment start on day one. 5.25% is yours from the start.
Choose a 30-year fixed (FHA and VA) or a 7-year ARM (conventional). Same 5.25% rate, built for different plans.
Refinance or sell anytime with no penalty. The rate is yours from day one.
Not sure which homes qualify? Just ask, or look for the sticker on our listing photos. From there, we’ll connect you with the Empire Homes Low Rate Lender, and we’ll be right beside you the whole way.
Built around you
A lower rate is where we start. But every buyer is a little different, and we’d rather work with you than hand you a one-size-fits-all deal.
Already have a lender you love, or this program isn’t the right fit? No worries at all.
We can offer seller credits to help with your costs. Talk to us and we’ll figure out what works best for you.
For a lot of buyers, these savings are literally the difference between owning a home and not. Behind every monthly payment is a real life: the kid’s room, the yard, the first night in a place that’s finally yours. A lower rate keeps that payment something you can live with, so you can feel secure in your home and fall asleep knowing you made the right choice for your family.
Why we're doing this
A home is one of the biggest purchases of your life. Nobody knows exactly where rates go next, and we'd rather not ask you to wait and find out.
No. This one's on us. Empire bought the rate down, so the savings are yours, with no extra fee and nothing out of your pocket for the lower rate.
A rate buydown lowers your interest rate, which lowers your monthly payment. We paid for it, so you start at 5.25% from your very first payment.
Any home that can close by December 31. That means it's either complete or far enough along that we can finish it in time. Not sure which ones? Just ask us, or look for the sticker on our listing photos.
A contract is the signed purchase agreement on a home. To get 5.25%, we need your contract signed by November 30, on a home that can close by December 31.
Yes. What's available depends on your loan and the home, and one of our New Home Consultants can walk you through what's possible. The 5.25% rate and seller credits can't be combined, but that's where we come in. We'll help you figure out which one fits you best.
Yes, and we'll still be in your corner. Bring the lender you trust, and we can still offer seller credits to help make your purchase work. Keep in mind: the 5.25% rate is only available through the Empire Homes Low Rate Lender.
Not to worry. Qualifying depends on a lot of things, and sorting it out is our job. We'll work directly with you to find a path that fits, whether that's seller credits or something else, and make sure you feel good about it.
We bought down a set number of rates, so this is available to a set number of buyers. We'd love to do it again, but we can't promise it. Any future rate would depend on the market, and that could swing better or worse. If this rate fits your plans, we'd say don't wait on it.
Yes to both. You can refinance or sell anytime with no penalty. The rate is yours from day one.
It depends on your plans. The 7-year ARM is a good fit for buyers who think they'll move or refinance within about seven years. The 30-year fixed is for anyone who wants a rate that never changes. The Empire Homes Low Rate Lender can walk you through both and help you choose.
It's a conventional loan with a 5.25% rate that stays fixed for the first seven years, so your payment of principal and interest won't change during that time.
After year seven, the rate adjusts to what the market offers at that time. But you don't have to wait for that. If a better rate comes along at any point, you can refinance with no penalty and lock that new rate in for the life of your loan.
It's an FHA or VA loan with a 5.25% rate that stays the same for the life of your loan. What you start with is what you keep. It's priced on 3.5% down.
Both FHA and VA loans are available on this program. The Empire Homes Low Rate Lender will confirm what you qualify for and what you need down based on your situation.

How the examples are calculated. Payment and savings figures are examples based on home prices of $289,000, $315,000 and $451,000. The 7-year ARM is figured with 10% down and the 30-year fixed with 3.5% down, each on a 30-year schedule, and show principal and interest only. Mortgage insurance, property taxes, homeowners insurance and HOA dues are not included and will make your payment higher. Savings compare 5.25% with a market rate of 6.75% for the 7-year ARM and 6.8% for the 30-year fixed. These market rates are for illustration only and are not an offer; actual market rates vary by lender, borrower and day. Seven-year ARM savings are shown for the first seven years only; 30-year fixed savings are shown over the full loan term. For example, on a $315,000 home, the 7-year ARM ($283,500 loan) has an estimated payment of $1,565 a month at 5.25% versus $1,839 at 6.75%, and the 30-year fixed ($303,975 loan) has an estimated payment of $1,679 a month versus $1,982 at 6.8%.
